Sellers may receive an offer quickly, but there are still several steps between accepting an offer and officially closing on the home.

There isn’t a specific timeline for finding the right home.
Some buyers walk into one of their first few showings and immediately know they’ve found the one. For others, finding the right property can take several months. The search may even take longer when you have a very specific list of wants and needs.
That’s completely normal.
When it comes to Central PA real estate, your timeline can depend on several factors, including your budget, preferred location, desired features, financing, and the homes currently available.
Maybe you’re looking for a specific school district. Perhaps you want a certain number of bedrooms, a larger yard, or a home close to work and family.
The more specific your wish list is, the more important it may be to give yourself time to find the right fit.

Even when an offer comes in quickly, the home isn’t officially sold yet.
Does “Under Contract” Mean My House Is Sold?
No. Being under contract does not mean the home has officially sold.
This is an important distinction for sellers to understand.
After an offer is accepted, several steps still need to happen before the transaction reaches the closing table.
Depending on the transaction, those steps may include:

So, if you’re selling your home, don’t be surprised if there is still a fair amount happening after you’ve accepted an offer.
Going under contract is a major milestone—but closing is what officially completes the sale.
Why Does It Take Time to Close on a Home?
There are a lot of moving pieces involved in a real estate transaction.
For example, a buyer’s lender may need time to review financial documents and complete the mortgage process. Inspections have to be scheduled and completed. An appraisal may need to take place, while title work and closing documents also need to be finalized.
All of these pieces have to come together before the transaction can officially close.
It may feel like you’re waiting on a lot of paperwork, but each step is an important part of the process.
Buying or Selling? Give Yourself Some Breathing Room.
One of the biggest pieces of advice I can give buyers and sellers is not to plan your move around the assumption that everything will happen immediately.
Buyers should give themselves time to find the right home. Sellers should allow time to prepare the property, find a buyer, and move from contract to closing.
Selling your current home while purchasing another property in Central PA can add even more moving pieces. Your purchase and sale may need to work together, which makes having a plan especially important.
Real Estate Is a Process, Not a Race
I completely understand wanting everything to happen quickly.
Buying a home is exciting because you’re looking forward to your next chapter. Selling can be just as exciting when you’re ready for whatever comes next.
But Central PA real estate doesn’t always follow the timeline we have in our heads.
Your dream home could appear right away, or finding it might take months. An offer could come in quickly on your current home, or you may need to give it more time.
Once the property is under contract, there’s still a closing process to complete before the home is officially sold.
