When people say “dream home,” I feel like we all secretly picture the Pinterest version first. The perfect kitchen, soft lighting everywhere, a bathroom that looks like a spa, and somehow zero clutter even though I know good and well I would absolutely ruin that illusion within a week.

But one thing I’ve been realizing is that if you’re actually thinking about buying a home someday, you kind of have to separate the “this is cute” feelings from the “this is my actual life” reality. And the easiest way to do that is making a list before you ever start touring anything. Not a fantasy list. A real one.

I’m talking two categories: what I will not compromise on and what I can be flexible about. And being honest with yourself here matters way more than people think.

Your non-negotiables are the things that actually affect how you live day to day. Stuff like location, commute, number of bedrooms, layout, natural light, or just the overall feel of the space. Like for me personally, I already know if a place feels dark or cramped, I’m going to slowly lose my mind. That’s not dramatic, that’s just self-awareness.

And then there’s the flexible list, which is honestly where people save themselves from regret later. Paint color, flooring, kitchen style, light fixtures… those things can all be changed over time. But when you start telling yourself you’re “fine” with things that actually matter to your daily life just because the house is cute, that’s where it gets tricky.

Because here’s what happens in real time: you walk into a house, it’s staged perfectly, the lighting is hitting just right, and suddenly you’re like “okay I could make this work” about things you literally said you didn’t want five minutes ago. Also, be real with yourself about your actual lifestyle, not your ideal one. Meanwhile in real life, you might just want a functional kitchen, a cozy space, and somewhere you can actually relax without feeling like you’re in a showroom.

And honestly, I think the biggest thing I’m learning is that a “dream home” isn’t just about what looks good. It’s about what you can live in without constantly adjusting yourself to fit it.
